The $2,500, two-week preliminary budget. Now it's ten minutes.
Enter the client, the type of practice and the square footage. Get a full room program and an itemized construction budget your team can review, adjust and send the same day.
The preliminary budget is free work spent chasing a maybe.
You spend before you're hired
A hospital wants a rough budget before the RFP exists. You build it anyway, unreimbursed, to get in the room.
Every request costs the same
Win or lose, that budget runs about 20 hours and $2,500 of your team's time, and days to two weeks to turn around.
Your team's time caps the pipeline
You can only answer as many hospital requests as your budget team has hours for.
Scope changes mean starting over
2,000 SF bigger, two more exam rooms: the spreadsheet gets rebuilt from scratch, unpaid.
The same budget. Built in minutes, not two weeks.
Your budget team builds the preliminary budget while the request is still fresh. When the scope changes, every number recalculates, with no spreadsheet to rebuild.
Hear the size. Show the number.
The hospital says roughly 6,000 SF of primary care. Type it in. The room program and itemized budget appear, priced line by line.
Scope changes. Show what changed.
The program grows by 2,000 SF. Update it, save a new revision, and version history shows the cost impact side by side.
Try the budget you'd build for a hospital request.
Change the square footage and watch the room program and budget update. Same template and default unit costs as the app.
Each room is priced across 29 trade line items. In the app, every line can be changed to your own rates.

Conceptual budget using MedSpace Pro's default unit costs, not a formal estimate. Corridors are priced separately. The app adds room-by-room line items, a trade breakdown, charts, revision history and a PDF for the hospital.

29 trade line items per room
Every room is priced line by line, from framing to HVAC to contingency, and every line can be changed to your rates.

Common questions from GCs.
Who is MedSpace Pro built for?
General contractors who prepare preliminary budgets for hospitals and health systems, whoever does that work at your firm: the owner, BD leads or a dedicated budget team.
Does this replace my budget team?
No. It's a tool for the people who build your budgets. They still review and adjust every number; they just get to a first draft in minutes instead of days, and every budget follows the same structure.
Can we use our own unit costs?
Yes. Each room is priced across 29 trade line items, and you can change any of them so the budget reflects your rates rather than the defaults.
How accurate are the budgets?
They are conceptual budgets for the early conversation, not formal estimates. General Physician / Primary Care is the validated template; other practice types use preliminary room ratios and are labeled that way. Every assumption is shown so you and the hospital can check it.
What happens when the scope changes?
Change the square footage or any room, and every number recalculates. Save it as a new revision, and version history shows the hospital exactly what changed.
